Chiquita Homes Development - 560 Chiquita Avenue, Mountain View, California

This housing development project is based along the City of Mountain View Small Lot, Single-Family Housing guidelines.  It consists of three, free-standing houses, sized at approximately 2,050 square feet each (including a 240 s.f. garage).  One of the houses (the front elevation of which is shown above) faces onto Chiquita Avenue itself.  The other two, rear units face onto a separate and new entry drive.  Because there is a jointly owned entry drive, there is required homeowner's association with this project.

 

In multi-family housing developments there is often a balance that needs to be found between similarity or difference between the units.  From a future homeowner's perspective each house might ideally be as different as possible from the adjacent properties. From a cost of building (and therefore selling cost) point of view it is largely true that having standardized layouts, and materials, etc. tends to lower costs.  In this project construction costs were anticipated at between $225 and $250/s.f.

 

 

 

 

These housing units are laid out utilizing a "zero-lot line" condition.  That is, because of the small lot sizes, the individual houses are pushed up against individual lot lines, and this allows one of the side yards to be larger than would have been allowed other wise.  In the above house, the zero-lot line is along the left hand wall of the garage wall.

Paint colors submitted to the City of Mountain View.  The front and rear units are painted, lap siding, and the middle units is painted stucco.

 

On the lower floor plan, each unit as a single-car garage, with an additional, tandem parking space.  Each house has at least one side and rear yard.  Downstairs is an open living/dining area with an adjacent, fourt bedroom suite.

 

Each upstairs unit consists of three bedrooms, two baths and a central, open desk area.
